Madera Residential began in 2008 when we purchased our first multifamily investment property, The Lakes at Madera in Baytown, Texas. We received more than just our name from this apartment community— we learned what we’re made of. Within months of the acquisition, tragedy struck twice, first with the landing of Hurricane Ike in September and again in October with the arrival of the financial crisis.

Our first property investment seemed destined for failure. But rather than going up in flames, we were forged by them. Our partners came together, buckled down, and allowed these events to shape our investment strategy and who we are today. Driven by our relationships with our residents and investors, we leaned into our core values, put people first, and came out on the other side more determined than ever before.

In 2010, we acquired our second multifamily property with the help of the same investors that first believed in us. Today, we’ve acquired more than 100 apartment complexes and 28,000 residential rental units across Dallas, Fort Worth, and Houston, TX. Through our dedication to people, we’ve grown Madera Residential from a single apartment complex to a thriving apartment investment and management company with a total value of over $2 billion — and we’re just getting started.

We take a people-first approach to multifamily investment.



Our multifamily property investment strategy is designed to build maximum value for each person involved in our properties, from our apartment residents to our property investors. Though our people-first approach requires more time, attention, and personal investment than a traditional fix-and-flip strategy, the effects it has on both the property’s resale value and the lives of those in our communities are more than worth it.

Be Selective

The first step in our people-first approach is to identify multifamily investment opportunities where we can create the most value and ROI for apartment investors, management teams, and apartment residents. We examine more than 250 properties per year but only choose to pursue 5% on average. This allows us to give each apartment investment the attention it needs to thrive.

Focus on Residents

We choose to build value from the bottom up by following and investment strategy that focuses on residents’ needs first. We have found that by leveraging aesthetic renovations, cutting-edge technology integrations, and cultural development initiatives, we’re able to create substantial value for our investors, management teams, and residents simultaneously.

Partner

Alton brings an extensive track record of financial management expertise to the Madera Residential team. For 25 years, he served in the corporate headquarters of Furr’s Cafeterias in a variety of roles, including Tax Director, Controller, Treasurer, Vice President of Finance, Executive Vice President, and Chief Financial Officer of publicly traded (NYSE) Furr’s/Bishop’s Inc. Later, Alton became Associate Chief Financial Officer of the Texas Tech University System, where he was responsible for the offices of Investments, Debt, Risk Management, and Accounting & Finance for the Texas Tech Foundation. As an active managing partner of Madera Residential, Alton leads the corporate financial practice, where he guides all financial initiatives and focuses on completing profitable multifamily real estate investing transactions. He also works with Madera’s investor community to facilitate equity raise and distribution of returns.

Charles brings nearly 30 years of multifamily investing experience to the Madera Residential team. In 1996, he joined Hurt & Stell to oversee property management and support a portfolio of 860 units. By 1998, he was overseeing the growth of a fee management portfolio that spread across Texas, Arizona, Florida, and Indiana. Under his leadership, this partnership grew its portfolio with the purchase of small- to medium-size multifamily investment projects, and Charles grew into a budding entrepreneur. In 2008, Charles added his expertise to Dave Marcinkowski and Gary Hall's knowledge of investment strategies to begin purchasing assets under their new partnership, Madera Residential. Today, Charles is an active managing partner of the Madera leadership team. He currently lends his leadership expertise to multifamily property acquisitions, debt strategy, equity, and asset management.

Dave champions the Madera Residential values of Christ, community, and constant improvement. As the managing partner responsible for the day-to-day operations of the business, Dave acts as the chief visioneer for an organization bent on tech innovation, progressive thinking, and transforming the resident experience. After completing his education at Albion College and the Keller Graduate School, concentrating in economics, accounting, and project management, Dave began his multifamily real estate investing career in 1992 with Edward Rose & Sons. Today, he is a pillar in multifamily investing industry circles. Dave has served in leadership roles for the National Apartment Association and as the past-President of the Texas Apartment Association. Under Dave’s visionary leadership, Madera Residential has grown to become a leading innovator in the multifamily investment space.

Gary received his Bachelor of Science in Construction from Texas A&M University and holds an MBA in Finance from Texas Tech University. During the early years of his multifamily real estate investing career, Gary served as an acquisition officer, helping manage every aspect of the apartment property investment process, including underwriting deals, contract negotiation, due diligence, financial analysis, and construction of multifamily real estate properties. Since then, he has coordinated the renovation of over 80 multifamily assets exceeding $160M. Today, Gary maintains a constant focus on developing cost-effective and creative solutions to maximize value for the Madera Residential team and its investments. As an active partner, he provides leadership for all phases of construction and repositioning activities of Madera’s multifamily property investments, including rebranding strategies and design, scope development, contract negotiation, project management, and much more.
